Property Valuation and Research

You need to know as a homeowner what you property is worth, right?

Do you want an estate agent to pluck a figure out of the sky?

Or would you prefer a comprehensive report?

I always do my research and bring the most up-to-date data to help educate my clients on where the value of their property is.

Secondly, I’ll talk about the current market conditions. This will impact what offers we are going to achieve, so you need to know what to expect.

Thirdly, the valuation. This is based upon my experience of selling in your area and the two points above.

Why is it important?

The market has changed significantly since 2020, and it will change again in the future. It’s great when a client is surprised by the price, but my research will reassure you.

It is also rewarding when the client has invited more than one estate agent to value to the property. When I’m the only agent that’s showing local knowledge and research, the trust starts to build from there. And

we are working as a team!

If you choose you agent based on the highest value and no evidence to back it up, you are about the walk into a minefield.

Make sure you’re asking for a justification in the price. I always do. I’ll be honest, open and transparent so you can make an informed decision.

What can I expect on a valuation from Jon?

Here are the steps:

– Sit down and talk through the process.

– To give some open advice on the best practises for achieving the best sale

– Have a tour of the property and ask questions.

– Sit down and talk through the price ranges and discuss pricing options.

Once we’ve established the market value, I will go over the marketing, how best to present the house to maximise the value, social media use, property portals and the big pool of registered buyers available to view

today!
